Sustainable on principle

Coesfeld, June 2012 – An energy-plus house in the Mühltal region rates highly after renovation with more space, light and an forward-looking energy concept. An emission-free house that generates more energy than it consumes and hence even charges its own electric car? This is not a vision of the future.

In the Mühltal region of Hesse, a typical 70s family house has been turned into a modern energy-plus house. For the renovation, the project manager deliberately opted for valuable, sustainably produced building materials. The rooms were fitted with a total of 150 sqm of Parador solid wood flooring, whilst the garden features a fine wood patio, for which planks from the Parador Trendtime range were used.

  

Starting point

Before its renovation, the terraced house built in 1970 was just like thousands of other houses: 154 sqm of living area, an oil heating system with an annual consumption of 5,680 litres and primary energy use for electricity and heat of 408 kilowatt hours per square metre and year. A space of 16 sqm was needed to install the oil tank, which was not available to the residents as a useful area. The window area in the whole house was only 12 per cent of the floor space.

Energy concept for modernisation

A CO2-neutral energy supply system is only possible if the energy requirements are reduced to a minimum. For this purpose, insulating layers were applied to the outer walls, basement floor area and the roof. The use of renewable energy is part of the concept. An air to water heat pump, which extracts ambient heat from the outside air and transfers this to a hot water storage tank, is now used as a heat generator. The individual rooms are tempered using a low temperature underfloor heating system. In order to further increase the supply of renewable heat, a wood burning stove with a hot water heat exchanger was also installed. The power needed to operate the heat pump is generated by means of a photovoltaic installation on the roof of the building. Excess energy is fed back into the mains grid. The excess power of over 3,400 kWh is enough to charge an electric car for approx. 100 kilometres.

 

Space gain and architectural metamorphosis

The narrow, compact structure of the house represented a particular architectural challenge. A patchwork, dark looking building has been turned into a generous living space for five people with their own personal spheres and a central living and dining area. The removal of the oil tank and other renovation measures enabled the floor space to be increased from 158 sqm to 185 sqm. Floor to ceiling panoramic windows with high-insulating triple glazing as well as newly integrated large dormer windows flood the house with daylight. This demonstrably increases the well-being of the people living there and furthermore reduces the operating period of artificial light sources. The wood beam ceiling on the upper floor has been removed, meaning that the clear room height in the living area has been increased to up to five metres. The result is clear openings, flowing transitions, outstanding daylight conditions and an interaction between indoor and outdoor areas. Flush-fitting doors and dark solid wood flooring from Parador give an air of exclusivity.
